A condo city that grew into a family suburb.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Sunrise is a large city in west Broward that started as a planned community of condos and villas and kept growing west toward the Everglades. Today it has a wide range of housing: older condo and villa communities in the east, including large age-restricted ones, single-family neighborhoods like Welleby, Springtree and Nob Hill, and newer homes and apartments near the Sawgrass area, the outlet mall and the arena. Much of the east side was built decades ago, so many buildings and villas are now going through roof, plumbing and structural work.
That range means the rental strategy depends on where your unit sits. Many of the older condo communities have strict leasing rules: tenant approval, minimum lease terms and, in age-restricted communities, rules about who can live there. Single-family homes rent to families on annual leases. Near the Sawgrass corridor, tenants are often professionals working in the offices and businesses along the expressway. Older condos can be affordable to buy, but assessments for building repairs belong in the rent math from day one.
On short-term rentals, the Sunrise city code has no vacation rental ordinance that we could find, and the city does not publish a registration program. That does not mean anything goes: every short stay still needs a DBPR license and Florida and Broward tax accounts, and most condo associations here limit or ban short leases. Before anything is listed, we check with the city and go through your association documents. If the answer is no, we manage the unit on an annual or seasonal lease instead.
Investors looking to buy in Sunrise can work with Brandon, our licensed broker. Condo prices can look attractive here, but the association's lease rules, approval process and age restrictions decide whether a unit works as a rental, and we check those first. We also look at the association's finances and any planned assessments, since those affect your return as much as the rent does.

Renting in Sunrise, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Sunrise too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Sunrise?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Sunrise condo short-term?
We found no Sunrise vacation rental ordinance or registration program in the city code. State and county rules still apply, and we confirm with the city before listing. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Sunrise?
DBPR license, Florida sales tax and Broward tourist tax accounts, and a Broward business tax receipt. Confirm whether the city requires a local business tax receipt. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Sunrise?
No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Sunrise change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Can I rent out a condo in a 55+ community in Sunrise?
Often yes, but the association's age rules apply to tenants too, and many require board approval and a minimum lease. We read the documents and handle the application before marketing the unit.
