Canals, beach towers and $1M+ homes.
Fort Lauderdale is the largest city we serve, with oceanfront condos, a long network of canals lined with waterfront homes, and walkable neighborhoods near downtown and Las Olas. The property types range from studio condos to $1M+ estates with docks.
Short-term rentals in Fort Lauderdale go through the city vacation rental registration and inspection program, in addition to state and county requirements. Many condo associations set their own limits on top of that. We check both before listing.
Waterfront homes need more than a rental plan: seawalls, docks, pools, generators and storm preparation all need a schedule. Our luxury home and maintenance plans are built for exactly that.
We manage Fort Lauderdale properties with the same team, app and monthly report as everything else we run, and Brandon can help when it is time to buy or sell.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Fort Lauderdale condo short-term?
The city registration program covers 1 to 4 family homes and condos rented for 30 days or less. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Fort Lauderdale?
DBPR license, state and Broward tax accounts, Broward and city business tax, and a $880 city registration (first inspection included) for a certificate of compliance. Up to 2 per legal bedroom. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Fort Lauderdale?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Fort Lauderdale change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Fort Lauderdale too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
