Beach cottages, towers and duplexes, one standard.
Hollywood has some of the most varied housing on this stretch of coast: oceanfront condos, small buildings and cottages near the Broadwalk, Intracoastal homes, and mainland neighborhoods full of single-family homes and duplexes.
That variety means there is no single rental strategy for the city. Beach-side properties can do well with short stays where the rules allow, while mainland homes and multifamily often earn more steadily on annual leases. We look at your property and the rules before recommending a plan.
Short-term rentals in Hollywood need a City Vacation Rental License, with an inspection at licensing and at each renewal, on top of state and county requirements. We handle registrations, tax filings and the paperwork that comes with them as part of the service.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Short answers here. Anything longer belongs in a guide, linked below.
Can I rent my Hollywood condo short-term?
Allowed with a City Vacation Rental License (Chapter 119). A vacation rental here means stays under 30 days, more than 3 times a year. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Hollywood?
City vacation rental license, city and Broward business tax receipts, DBPR license and Broward tourist tax. A representative reachable 24/7 and on site within 60 minutes. Inspection at licensing and each renewal. Up to 2 per bedroom. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Hollywood?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Hollywood change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Hollywood too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
