A small beach city with a rule book written before 2011.
Dania Beach is one of the oldest cities in Broward County, sitting between Hollywood and Fort Lauderdale with a short stretch of public beach, a historic downtown known for its antique shops, and mostly residential neighborhoods spread across the mainland. The housing stock leans toward single-family homes, duplexes and small multifamily buildings, with condo communities along the Intracoastal and near the beach.
That mix matters because of how the city wrote its vacation rental chapter. Dania Beach adopted its rules on May 31, 2011, just ahead of the state cutoff that stopped cities from limiting rental length. So the 5 consecutive day minimum still stands for homes and buildings of up to four units. Each unit needs its own city certificate, a business tax receipt and an inspection before the first guest, then a new inspection every year. Buildings with more than four units fall outside the chapter, and their association documents usually decide.
The city also requires a designated vacation rental agent who lives or works in Dania Beach, answers the phone around the clock and can reach the property within three hours of a call from the city. Occupancy is capped at two per bedroom plus two, and never more than ten. Postings by the front door, a written guest agreement and parking limited to the spaces on the certificate sketch are all part of the checklist. We build these into the setup so the certificate arrives before the listing goes live.
Long-term rentals are a large part of the market here. Mainland homes and duplexes attract tenants who work at the airport, the port and across central Broward, and annual leases are often the steadier plan. We manage both from our office in Sunny Isles Beach, with screening, rent collection, maintenance and owner reporting in the same app. Thinking of buying a Dania Beach rental? A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Dania Beach condo short-term?
Homes and buildings of up to four units need a city vacation rental certificate, renewed every year, with no stays under 5 consecutive days. The city chapter does not apply to buildings with more than four units, so most condo towers follow their association rules. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Dania Beach?
City vacation rental certificate for each unit, city business tax receipt, inspection before the certificate and again every year, DBPR license, and Florida and Broward tourist tax accounts. A vacation rental agent who lives or works in Dania Beach, reachable 24/7 and on site within 3 hours. Up to 2 per bedroom + 2, never more than 10. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Dania Beach?
5 days for homes and 1 to 4 units. Association rules can be stricter, so we confirm both before you rent.
Can the state or Dania Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Dania Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Why does Dania Beach have a 5-day minimum when most Florida cities cannot set one?
The city adopted its vacation rental chapter on May 31, 2011, before the state cutoff of June 1, 2011. Rules adopted before that date can stand, so stays under 5 consecutive days are not allowed in homes and buildings of up to four units.
Who has to be the local contact for a Dania Beach vacation rental?
The owner or a designated agent who lives in the city or works from a business location in it. The agent must answer 24/7, reach the property within three hours of a call from the city, and check on the unit at least weekly.
