A small town on the ocean, managed closely.
Surfside is a small oceanfront town between Miami Beach and Bal Harbour, with condos along Collins Avenue, single-family homes on quiet residential streets and a walkable business district on Harding Avenue.
Rental rules in Surfside are set by the town and, for condos, by each association. Short stays need a town registration each time, with no more than 3 in any 12 months. Many owners here lease long-term or seasonally, and we manage both with careful screening, approvals and upkeep.
Condo owners here pay close attention to building maintenance and inspections. We keep unit-level upkeep on a schedule, coordinate with building management and keep every work order and photo in the owner app.
Surfside is a short drive from our Sunny Isles Beach office, so the same local team handles inspections, repairs and showings.

Renting in Surfside, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Can I rent my Surfside condo short-term?
Tightly limited: a town registration for each rental period, and no more than 3 registrations in any 12 months. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Surfside?
A registration for each stay, certificate of use, business tax receipt, resort tax registration and DBPR license. Owner or designee reachable 24/7. Guests pay 11% in taxes on stays of 6 months or less (6% state + 1% county surtax + 4% Surfside resort tax). We handle the filings as part of the service.
What is the minimum stay in Surfside?
No town minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or city change these rules?
Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand, which is why Miami Beach and Surfside are stricter. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Surfside too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
