Two islands, two rule books.
Bay Harbor Islands is a small town on two islands in Biscayne Bay, just west of Bal Harbour along the Broad Causeway. The East Island is mostly low- and mid-rise condos and apartment buildings, many from the mid-century era, plus the shops and restaurants of Kane Concourse. The West Island is quiet single-family homes, many on the water. The town has its own police and a walkable, small-town layout, with Bal Harbour's beach a short walk across the bridge.
Which island your property is on decides how it can be rented. On the East Island, condo and apartment units can be licensed as vacation rentals, but only with written consent from the association and after a fire life safety inspection and a town building inspection. On the West Island, the town prohibits any rental shorter than six consecutive months, and owners file each lease with the town. Most homeowners who rent here sign annual or seasonal leases.
The short-term license is detailed: a town business tax receipt, a per-unit registration, a floor plan, a parking sketch, the rental agreement you will use, a 24/7 contact, and the state and county tax accounts. We assemble the package, schedule both inspections and keep renewals on the calendar so the license stays current each October. The town can also inspect licensed units and investigate neighbor complaints, so the guest rules we set are clear from the first booking.
Many East Island buildings are older, smaller associations without a full-time manager, so unit upkeep and contractor access fall on the owner. We handle the repairs, keep photos and invoices in the owner app, and run screening and leases for annual tenants, including the association applications many buildings require before move-in. Our Sunny Isles Beach office is a short drive up Collins Avenue and across the causeway.

Renting in Bay Harbor Islands, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Can I rent my Bay Harbor Islands condo short-term?
Condo and apartment units can be licensed as vacation rentals with written consent from the association. On the single-family West Island, rentals under six consecutive months are prohibited. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Bay Harbor Islands?
Town business tax receipt and vacation rental license ($25 processing, $500 license, $750 registration per unit), written consent from the condo or building management, floor plan, parking sketch, copy of the rental agreement, proof of ownership, a 24/7 emergency contact, a Miami-Dade Fire life safety inspection and a town building inspection. DBPR transient license, Florida and Miami-Dade tourist tax accounts, and a county business tax receipt for 5 or more units on one folio. Single-family homes: a rental business tax receipt and a copy of every lease. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise. No town resort tax.). We handle the filings as part of the service.
What is the minimum stay in Bay Harbor Islands?
None for condos; 6 months for homes. Association rules can be stricter, so we confirm both before you rent.
Can the state or Bay Harbor Islands change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Bay Harbor Islands too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Does it matter which island my Bay Harbor Islands property is on?
Yes. Condo and apartment units on the East Island can be licensed for short stays with association consent. Single-family homes on the West Island cannot be rented for less than six consecutive months, and every lease is filed with the town.
