Property management in Sunny Isles Beach

Short-term and long-term management for oceanfront condos and homes between Haulover and the Aventura line. Local team, local rules, one app.

About the area

A city of towers, and a rule book for each one.

Sunny Isles Beach is a narrow barrier-island city of high-rise condos facing the Atlantic, with the Intracoastal on the other side of Collins Avenue. Most of the housing is condo units, many in buildings with hotel programs, which is why the short-term rental question comes up in nearly every sit-down we have here.

Demand runs year-round, with the busiest stretch in winter. Long-term tenants tend to be seasonal residents and professionals working in Aventura and Miami. Both strategies can work; which one earns more depends on the building, the floor and the view.

Building rules matter more here than almost anywhere on the coast. Associations set their own minimum stays, guest registration and move-in procedures, and some require approval for every tenant. We read the documents and confirm the rules for your building before recommending a plan.

Our office is at 254 191st Street, a few blocks from most of the buildings we manage. Repairs, inspections and guest check-ins are handled by people who can be at the door quickly.

Case studyFrom sitting empty to about $300,000 a year

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Renting in Sunny Isles Beach, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Can I rent my Sunny Isles Beach condo short-term?

Condos and apartments can be rented short-term by the owner (no subletting) with the association's written consent or bylaws. Single-family homes need a separate city license. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Sunny Isles Beach?

City short-term vacation rental license ($300), city business tax receipt ($110), DBPR license, and Florida and Miami-Dade tourist tax accounts. Occupancy 2 per bedroom + 2, up to 12. A responsible party reachable 24/7. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise. No city resort tax.). We handle the filings as part of the service.

What is the minimum stay in Sunny Isles Beach?

No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Sunny Isles Beach change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Do you manage long-term rentals in Sunny Isles Beach too?

Yes. Annual and seasonal leases, with the same team and the same app.

Where is your office?
