Intracoastal living, managed close to home.
Aventura sits on the mainland side of the Intracoastal, just west of Sunny Isles Beach. It is known for high-rise and mid-rise condos along the water, gated communities, a large regional shopping center and easy access to both Miami and Fort Lauderdale.
That mix shapes the rental market. Many Aventura units rent long-term to professionals, families and seasonal residents who want to be close to shopping, schools and hospitals. The city has no vacation rental ordinance and zoning for short stays is unsettled, so we confirm with the city and read your association documents before any listing goes live.
Island and gated communities often have their own approval process for tenants and guests, plus rules for move-ins, contractors and parking. We handle those applications and coordinate with building management so a signed lease does not stall at the gate.
Our office in Sunny Isles Beach is minutes away, so inspections, repairs and showings are handled by the same local team that manages the beach side.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Aventura condo short-term?
We found no city vacation rental ordinance, and zoning is unsettled. We confirm with Aventura Community Development before listing. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Aventura?
Miami-Dade certificate of use, Aventura business tax receipt, DBPR license and a tourist tax account. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise). We handle the filings as part of the service.
What is the minimum stay in Aventura?
No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Aventura change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Aventura too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
