Long-term rental management, done properly.
Screened tenants, on-time rent and a property that stays in shape. If you're paying over 15%, let's compare.

Steady rent, fewer surprises.
A good long-term rental is quiet. Rent arrives on time, small repairs get fixed before they become big ones, and renewals happen without a scramble. That is the job: annual and seasonal leases for condos, homes and multifamily from Miami to Palm Beach.
It starts with pricing the lease against what similar units actually rent for, then marketing it with proper photos and a listing that answers the questions tenants ask. Every applicant is screened the same way, with the criteria set before the first showing so the process stays fair and consistent.
Once a tenant moves in, we handle rent collection, the move-in condition report, routine inspections and repair requests. Tenants submit requests, we triage them, and you see the work order, the photos and the invoice in the owner app.
Condo and association rules matter here too. Many buildings have their own lease approval process, minimum lease terms or move-in requirements. We coordinate those with the association so a signed lease does not stall at the front desk.
When the lease nears its end, we look at the market again and recommend a renewal rate, or prepare the unit for the next tenant with as little vacancy as we can manage. If short-term would earn more for part of the year, we will say so.
As for the fee: if you're paying over 15%, let's compare.

Long-term rental questions.
Short answers here. Anything longer belongs in a guide, linked below.
How do you screen tenants?
Every applicant goes through the same written criteria: application, identity, credit and background checks, and income verification. We apply fair housing rules on every application.
Do you handle association lease approvals?
Yes. Many condo associations require their own application before a tenant can move in. We prepare and submit it and follow up until it is approved.
What happens if rent is late?
Rent is due on the 1st, and move-ins are prorated so every tenant stays on the same date. There is a 5-day grace period. After that, the late fee in the lease applies and a formal late notice is posted. Every payment and fee is tracked on the ledger, so nothing depends on memory.
Do you work with Section 8 tenants?
Yes. The ledger tracks the housing authority payment and the tenant share separately, so you always know who owes what.
What does it cost?
It depends on the property and the plan. The only thing we say publicly: if you are paying over 15%, let's compare.
Can you switch my unit from long-term to short-term later?
If the building and city allow it, yes. The same team runs both, so the switch is a plan change, not a manager change.
