Waterfront condos east, family homes west.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
North Miami Beach is two places in one city. To the east, Eastern Shores is a neighborhood of canal-front homes, townhomes and condos on the Intracoastal, across the water from Sunny Isles Beach. West of Biscayne Boulevard, Highland Village, Fulford and the streets around Greynolds Park are mostly single-family homes, townhomes and small apartment buildings. Despite the name, the city sits on the mainland and the Intracoastal rather than the ocean, and its rental market reflects that: it is a place people live year-round, not a resort.
The city treats a short-term rental as any stay under 90 days, and its rules focus on houses. Single-family homes and townhomes can be rented short-term 3 times in a 12-month period, with a city registration and a contact person available 24 hours a day. The owner attests to smoke detectors, a fire extinguisher and a posted escape plan, and is held accountable for guests. The city's form exempts apartments and condos from that registration, though every short stay still needs the DBPR license and tax accounts, and most condo associations set their own minimums.
In practice, most owners here lease long-term. Mainland homes and duplexes rent to families who want space, yards and schools, and Eastern Shores condos and waterfront homes attract seasonal residents and professionals working in Aventura. Small multifamily buildings are common west of the boulevard, and one team handling every unit keeps vacancies and repair bills down. We screen every applicant the same way and keep each lease, payment and work order in the owner app.
Our Sunny Isles Beach office is minutes away, so inspections, showings and repairs happen fast, and Eastern Shores owners get the same attention as our beach-side clients. If a home or small building in North Miami Beach is your next purchase, Brandon can guide it as a licensed broker.

Renting in North Miami Beach, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in North Miami Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in North Miami Beach?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my North Miami Beach condo short-term?
Homes and townhomes can be rented for under 90 days 3 times in a 12-month period, with a city registration. The city form exempts apartments and condos from registration. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in North Miami Beach?
City short-term rental registration ($100 one time) for single-family homes and townhomes, with a 24/7 contact person, smoke detectors, a fire extinguisher and a posted escape plan. DBPR license, and state and Miami-Dade tourist tax accounts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise). We handle the filings as part of the service.
What is the minimum stay in North Miami Beach?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or North Miami Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do condos in North Miami Beach need the city's short-term rental registration?
The city's registration form covers single-family homes and townhomes and exempts apartments and condos. Condo short stays still need the DBPR license, tax accounts and your association's approval.
