A home rental market built on longer leases.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
North Miami sits on the mainland between Miami Shores and North Miami Beach, with Biscayne Bay on its eastern edge. Along the water, Keystone Point and Sans Souci Estates have canal-front homes, many with docks. Inland, Arch Creek and the streets around downtown North Miami on NE 125th Street are mostly single-family homes, duplexes and small apartment buildings, with condos along Biscayne Boulevard and the bay. A university campus on the bay and the boulevard's offices and shops keep rental demand steady.
The city keeps single-family homes for longer stays. Its code compliance guidance says a home must not be leased for less than 3 months at a time or more than 4 times a year, and advertising a home for less than 3 months is prohibited. Rentals also need a city certificate of use and business tax receipt, renewed each fiscal year, after a zoning inspection, plus a Miami-Dade business tax receipt and fire inspection. Any stay of 6 months or less adds the DBPR license and tourist tax filings.
Nightly and weekly stays in a house are not an option. So the plans that work here are annual leases and seasonal stays of 3 months or more. Tenants include families, university staff and students, and people working along the Biscayne corridor. Duplexes and small buildings are a big part of the housing stock, and they earn best with careful screening, on-time rent collection and repairs handled before they grow. Waterfront homes in Keystone Point and Sans Souci need more: seawalls, docks and storm preparation on a schedule.
When you are buying a home or small building in North Miami, Brandon acts as your licensed broker, checks what the city allows before you close, and then hands the property to our management team. Renting in North Miami, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in North Miami too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in North Miami?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my North Miami condo short-term?
The city says single-family homes must not be leased for less than 3 months at a time or more than 4 times a year, and ads for less than 3 months are prohibited. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in North Miami?
City certificate of use and business tax receipt (renewed every fiscal year), a zoning compliance inspection, a Miami-Dade fire permit or inspection report and a Miami-Dade business tax receipt. For any stay of 6 months or less, the DBPR license and state and county tourist tax accounts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 3% convention development + 2% tourist development + 1% sports franchise). We handle the filings as part of the service.
What is the minimum stay in North Miami?
3 months for single-family homes. Association rules can be stricter, so we confirm both before you rent.
Can the state or North Miami change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Can I rent my North Miami house for a few weeks in winter?
Not under the city's rules. Single-family homes must be leased for at least 3 months at a time and no more than 4 times a year. A 3 to 6 month seasonal lease is the usual alternative.
