Golf course villas, lake homes and long leases.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Tamarac is a mid-county Broward city built around golf courses, canals and lakes. Much of it was developed as planned communities: garden condos and villas in areas like Kings Point and Sabal Palm, single-family homes in the Woodlands, the Mainlands and Tamarac Lakes, and newer subdivisions where former golf land was redeveloped. There is also a steady stock of duplexes and small rental buildings along the main corridors.
For most owners here, the plan is a long-term lease. Tenants are a mix of retirees, families and workers commuting across Broward, and many communities, especially the 55+ ones, have age rules, lease minimums and board approval for every tenant. Getting those approvals right is half of renting in Tamarac, so we prepare and track every application until the association signs off. Older condos and villas also need closer attention to plumbing, roofs and the special assessments that come with aging buildings, and we keep owners informed before those bills land.
Short stays are allowed with a city permit. Tamarac's vacation rental program covers homes, duplexes to four-unit buildings and condos rented for less than 30 days more than three times a year. The checklist is specific: state and county tax accounts and a DBPR license first, then the city application with proof of insurance, a parking sketch, a sample guest lease and a responsible party who answers within an hour and can be on site within three. Occupancy is capped by square footage and zoning, and an inspection comes before the permit.
Small multifamily is where Tamarac often makes sense for investors: duplexes and fourplexes that rent long-term and need one person watching rents, repairs and renewals across every unit. Each unit gets its own line in the owner app, and when you are ready to add another, Brandon can handle the purchase as a licensed broker.

Do you manage long-term rentals in Tamarac too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Tamarac?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Tamarac condo short-term?
Allowed with a City of Tamarac Vacation Rental Registration (Article XIII). It applies to homes, duplexes to four-unit buildings and condos rented for under 30 days or one calendar month more than 3 times a year, or advertised for transient stays. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Tamarac?
City vacation rental permit ($200 initial, $150 yearly renewal), a Tamarac business tax receipt, a city safety inspection, the DBPR license, Florida and Broward tax accounts, liability insurance and a sample guest lease. A responsible party who answers within 1 hour by phone and arrives within 3 hours. Occupancy is 1 per 150 square feet of living space, capped at 8 in single-family zones and 16 elsewhere. Off-street parking only. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Tamarac?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Tamarac change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
How many guests can stay in a Tamarac vacation rental?
The city caps occupancy at one person per 150 square feet of air-conditioned living space, with a maximum of 8 in single-family zones and 16 in other zones, whichever is less. The permit lists the number and every listing has to match it.
