A compact city where every rental gets registered.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Margate is a small, built-out city in central Broward, between Coral Springs and Pompano Beach. Its housing is a mix that suits renters: garden condos and villas, many in older 55+ communities, single-family neighborhoods such as Coral Gate and Margate Estates, homes around Holiday Springs and Palm Lakes, and duplexes and small buildings near the State Road 7 and Atlantic Boulevard corridors.
Margate is one of the Broward cities that registers every residential rental, not just short stays. Owners file a rental registration with tenant and property manager details, submit a self-inspection form and post the certificate in the unit, then renew every year. The city also asks for a property manager who lives within 30 miles. We handle the registration, the renewals and the paperwork that comes with them.
Most Margate owners lease long-term. Tenants include families, retirees and people who work across Broward, and demand stays steady because the rents and the location work. Condo associations here often require board approval, set minimum lease terms and limit how often a unit can be leased in a year, so we read the documents before we market the unit. Much of the housing dates from the city's early growth, which means older plumbing, electrical panels and roofs that deserve a schedule rather than a surprise. We inspect, document and plan repairs so the yearly city check and the next tenant both go smoothly.
Short-term rentals are listed in the city's registration program, but Margate does not publish separate vacation rental standards, so we confirm the requirements with the city before any listing, and we check the association's documents, which in most Margate condos settle the question on their own. For duplexes and small multifamily, we track every unit in one monthly report. Brandon's broker license covers the other end too, buying in Margate or selling when the numbers say it is time.

Renting in Margate, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Margate too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Margate?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Margate condo short-term?
Margate's rental registration program lists short-term (vacation) rentals alongside long-term rentals, but we found no separate vacation rental ordinance or published standards. We confirm with the city before listing. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Margate?
City residential rental registration with an annual renewal and self-inspection ($125 for condos, $225 for other homes, $50 per added unit), a property manager living within 30 miles, the DBPR license, and Florida and Broward tax accounts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Margate?
No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Margate change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Does Margate require registration for long-term rentals?
Yes. The city runs a residential rental registration program with an annual renewal, a self-inspection form and a certificate posted in the unit. We file and renew it for the properties we manage.
