A boating town where the dock is part of the lease.
Lighthouse Point is a small residential city in northeast Broward, between Pompano Beach and Deerfield Beach, built around canals that open to the Intracoastal and the Hillsboro Inlet. Most of the housing is single-family homes, many on the water with private docks, plus a band of condos and townhomes near Federal Highway and the Intracoastal. Streets are quiet and largely residential, with shops and restaurants along Federal Highway and Sample Road rather than a downtown.
That shapes who rents here. Tenants are often boaters, seasonal residents escaping winter and families who want a quiet street close to the beach towns. A waterfront home with a usable dock is a different product from an inland lot two streets over, and the lease should say exactly what comes with it: dock use, lifts, seawall care and who pays for what.
The city regulates short stays more broadly than most of Broward. Any rental of 6 months or less, or one advertised that way, needs an annual city Transient Rental Certificate of Compliance with an inspection, a local responsible party who can respond within an hour, and safety equipment set by the code. That reaches short seasonal leases too, not only nightly stays, so we sort out the certificate before a winter tenant signs. We also keep the guest register and parking information the code asks for.
Much of the city is single-family zoning with an occupancy cap for transient rentals, so large-group stays are not the model here. For most owners the better fit is an annual or seasonal lease with careful upkeep of the house, the pool and the waterfront, and a monthly report in the app that shows what was done. Hurricane season adds its own checklist on the water: shutters, boat and lift preparation and a post-storm walk-through, all tracked in the same app.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Lighthouse Point condo short-term?
Any home or condo rented for 6 months or less, or advertised that way, needs an annual city Transient Rental Certificate of Compliance before the first guest. The certificate does not transfer to a new owner. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Lighthouse Point?
Annual city transient rental certificate with inspection, DBPR license, Florida sales tax and Broward tourist tax accounts. A responsible party living within 25 miles, reachable 24/7 and able to respond within 1 hour. Hard-wired smoke and CO detector, fire extinguisher, signed police trespass agreement. Up to 2 per bedroom, 8 per rental in residential districts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development. No city resort tax.). We handle the filings as part of the service.
What is the minimum stay in Lighthouse Point?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Lighthouse Point change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Lighthouse Point too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Does a 3-month winter lease in Lighthouse Point need a city certificate?
Yes. The city treats any rental of 6 months or less as a transient rental, so a seasonal lease needs the annual Transient Rental Certificate of Compliance, an inspection and a responsible party. We handle the application before the tenant moves in.
Do you take care of docks and seawalls?
We include them in inspections and coordinate marine contractors for repairs, and we write dock use and responsibilities into the lease so tenants know the rules.
