Seasonal demand, club rules and a city that watches zoning.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Boca Raton runs from oceanfront condos on the barrier island, across the Intracoastal, to a walkable downtown and then west into golf and country club communities. In between are older single-family neighborhoods such as Boca Square, Camino Gardens and Old Floresta, waterfront homes in Royal Palm Yacht & Country Club, and the rental-heavy streets near Florida Atlantic University.
The rental market here is driven by season. Many owners lease for the winter months to returning residents, then hold the unit or lease annually the rest of the year. Rentals longer than six months under a written lease are outside the tourist tax, so how a lease is written affects what the guest pays. We plan the calendar with you: seasonal, annual or a mix, depending on the building and the club. For single-family homes in older neighborhoods, an annual lease to a local family is often the steadiest plan.
Short-term rental rules are the part to get right first. The city has no vacation rental ordinance we could find, and it has acted against short stays in single-family neighborhoods through zoning. Before listing anything short-term we confirm the zoning with the city and read the association documents. Taxes run through Palm Beach County: a Boca stay of six months or less is taxed at 12.5%, and the county expects a tourist tax account plus its short-term rental business tax receipt number on every listing.
Associations carry a lot of weight in Boca. Country clubs and condo boards commonly cap how often a unit can be leased, set minimum lease terms and interview tenants. We handle the applications and work with management so approvals do not hold up a move-in. Board timelines can run longer in season, so we start applications early and keep a backup tenant in view when we can. From a Golden Triangle condo to a house in Camino Gardens, each Boca property gets the same Sunny Isles Beach team and the same owner app.

Do you manage long-term rentals in Boca Raton too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Boca Raton?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Boca Raton condo short-term?
Boca Raton publishes no vacation rental ordinance or registration program that we could find, and its zoning code was not readable online. We confirm zoning with the city before any short-term listing. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Boca Raton?
DBPR license, Florida Department of Revenue account, Palm Beach County tourist tax account and a county short-term rental business tax receipt, plus zoning confirmation from the city. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% county school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.
What is the minimum stay in Boca Raton?
No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Boca Raton change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do seasonal rentals in Boca Raton pay tourist tax?
Stays of six months or less pay 12.5% in state and Palm Beach County taxes. A rental longer than six months under a bona fide written lease is exempt from the county tourist tax. We set up the lease and the filings to match.
