Property management in Hillsboro Beach

Management for Hillsboro Beach oceanfront estates and Intracoastal condos along the Hillsboro Mile. Careful upkeep, clear reporting, one app.

About the area

One road, two shorelines, and very few rentals.

Short-term rentals are limited here. We manage anything you own here: annual and seasonal leases, upkeep and the care between tenants.

Hillsboro Beach is a narrow barrier-island town in northeast Broward, stretched along a single road, State Road A1A, between the Hillsboro Inlet to the south and Deerfield Beach to the north. The stretch is known as the Hillsboro Mile. It is almost entirely residential: large oceanfront estates on one side, condo buildings and waterfront homes facing the Intracoastal on the other, and no commercial district of its own.

That profile shapes how rentals work. The town adopted its vacation rental ordinance in 2017 for its single-family district, and it does not limit how long or how often a home is rented. It does require an annual registration with the town, site and floor sketches with parking spaces marked, an inspection after registration and every year after, and a contact who answers around the clock for emergency calls. Occupancy is based on bedroom size and capped at eight per property, and each rental needs a landline that can call 911.

Most owners here are not looking for short stays. The more common needs are seasonal leases to winter residents, annual leases for condo units, and careful oversight of homes that sit empty for part of the year. For condo units, the association's documents usually set the minimum lease term and tenant approval process, so we read them before marketing a unit. Because the town section is written for its single-family district, condo owners mostly work within their building's rules, while homeowners who do want short stays go through the town registration. Either way, the state license and Broward tourist tax accounts still apply to any stay under 30 days.

For high-value oceanfront homes, the work is mostly about protecting the property: storm preparation, regular walkthroughs, coordinating vendor access, and quick response when something needs attention. We manage Hillsboro Beach properties from our office in Sunny Isles Beach, with inspections, repairs, leases and statements visible in one app.

Hillsboro Beach

Renting in Hillsboro Beach, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Do you manage long-term rentals in Hillsboro Beach too?

Yes. Annual and seasonal leases, with the same team and the same app.

Can you help me buy or sell in Hillsboro Beach?

Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Can I rent my Hillsboro Beach condo short-term?

Vacation rentals in the town's single-family district must register with the town every year and pass an inspection. The town section is written for that district, so condo units elsewhere in town follow their association rules. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Hillsboro Beach?

Annual town vacation rental registration with site and floor sketches, inspection after registration and every year, DBPR license, and Florida and Broward tourist tax accounts. Owner or agent answering 24/7 for emergency calls. Occupancy by bedroom size, capped at 8, and a landline that can call 911. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.

What is the minimum stay in Hillsboro Beach?

No town minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Hillsboro Beach change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Can you look after my Hillsboro Beach home while I am away for the summer?

Yes. We handle regular walkthroughs, storm preparation, vendor access and repairs, and report each visit in the owner app, whether or not the home is rented.
