The last Broward beach before Palm Beach County.
Deerfield Beach is the northernmost city on the Broward coast, bordering Boca Raton across the Hillsboro Canal. Its beach area around the pier and the Main Beach is lined with condos and small hotels, the Cove neighborhood sits along the Intracoastal with waterfront homes and boat access, and west of Federal Highway the city spreads into single-family neighborhoods, townhome communities and large condo communities popular with seasonal and retired residents.
The city's approach to vacation rentals is registration, not restriction. Its code allows vacation rentals in all residential dwellings, and the definition explicitly includes condo and co-op units as well as houses of one to four units. Any unit rented more than three times a year for stays under 30 days must register with the city, renew every October 1, and report changes within 30 days. There is no city minimum stay. The city also publishes a list of registered rentals with each emergency contact.
The registration package is specific. Owners bring a city business tax receipt, the DBPR license, state and Broward tax registrations, a notarized affidavit, casualty insurance showing a Deerfield Beach address and the required postings. The unit needs hard-wired smoke and carbon monoxide alarms, a fire extinguisher on each floor and battery emergency lighting at the main exit. Occupancy is limited to two per bedroom plus two, and a responsible party must answer 24/7 and be able to reach the property within two hours if needed.
Because the city allows short stays in condos, the deciding factor is usually the association. Many communities here restrict leases to longer terms or limit how often a unit can be rented, and some approve every tenant. Once the documents are read, we set up either a registered vacation rental or a seasonal or annual lease, and owners near the beach or out in Deer Creek follow every step in one app.

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Can I rent my Deerfield Beach condo short-term?
Vacation rentals are a permitted use in all residential dwellings, including condo units, once registered with the city. Registration renews every year by October 1. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Deerfield Beach?
City vacation rental registration ($100) with a notarized affidavit, city business tax receipt, DBPR vacation rental license, Florida Department of Revenue certificate, Broward tourist development tax registration, casualty insurance showing a Deerfield Beach address, and required postings. A responsible party reachable 24/7 and on site within 2 hours when needed. Up to 2 per bedroom + 2. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.
What is the minimum stay in Deerfield Beach?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Deerfield Beach change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
Do you manage long-term rentals in Deerfield Beach too?
Yes. Annual and seasonal leases, with the same team and the same app.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
What safety equipment does a Deerfield Beach vacation rental need?
The city requires an interconnected, hard-wired smoke and carbon monoxide alarm system, a multi-purpose fire extinguisher on each floor, battery emergency lighting for the main exit, and pool safety that meets state law. We check these before registration.
