Small city, big yards, long leases.
Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.
Cooper City is a compact, mostly residential city in southwest Broward, surrounded by Davie, Pembroke Pines and Southwest Ranches. The housing is largely single-family homes in planned communities like Embassy Lakes, Rock Creek and Monterra, with villas, townhomes and a smaller number of condos near the main roads such as Stirling Road. There is little commercial or tourist activity inside the city limits, which is a big part of its appeal to residents.
Families drive the rental market here, and schools are a big part of why. Tenants tend to look for space, a yard and a quiet street, then stay for several years if the home is kept up. That makes the job less about turnover and more about steady care: timely repairs, a clean renewal process and rents that track the neighborhood instead of drifting. Good tenants are worth keeping, and a fair renewal usually beats a vacant month and a new lease. We start renewal talks early so you have time to decide.
The city does regulate short stays. A vacation rental needs a city permit renewed each year, inspections, insurance and a responsible party who can be reached around the clock, on top of the state license and tax accounts. Combined with HOA leasing rules in most communities, that is why nearly all the rentals we see in Cooper City are annual leases. If you still want to explore short stays, we check the HOA documents first, because many communities here prohibit them outright.
If you are moving out of a Cooper City home and unsure whether to keep it, Brandon holds a broker license and can help you decide, or help you buy a rental here instead. We check the community's lease rules, approval process and realistic rent before you commit, then take over management from the first showing. Screening, rent collection, repairs and the monthly report all run through the same owner app.

Renting in Cooper City, answered.
Short answers here. Anything longer belongs in a guide, linked below.
Do you manage long-term rentals in Cooper City too?
Yes. Annual and seasonal leases, with the same team and the same app.
Can you help me buy or sell in Cooper City?
Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.
What does management cost?
It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.
Can I rent my Cooper City condo short-term?
Allowed with a city Vacation Rental Permit (City Code Chapter 6, Article VIII). Covers homes and condos rented more than 3 times a year for less than 30 days. Your building's documents can be stricter than the city, so we confirm both before listing.
What licenses do I need for a short-term rental in Cooper City?
City vacation rental permit renewed every year (all expire September 30), with initial and annual inspections; city business tax receipt, Broward business tax receipt if applicable, DBPR license, Florida sales tax and Broward tourist tax accounts, and proof of liability insurance. A responsible party reachable 24/7 and on call within 1 hour. Noise monitoring device. Up to 2 per bedroom. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development. No city resort tax.). We handle the filings as part of the service.
What is the minimum stay in Cooper City?
No city minimum. Many associations set their own minimum, often 30 days or more, so the building usually decides.
Can the state or Cooper City change these rules?
Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.
I am moving out of my Cooper City home. Should I rent it or sell it?
We can show you both: a realistic rent for your street and, since Brandon is a broker, what a sale would net. Many owners keep the home as a rental when the numbers work.
