Property management in Miramar

Long-term annual management for Miramar homes, townhomes and condos, east side to west, plus buying and selling with a licensed broker.

About the area

Two cities in one, east of the old town and west of the Turnpike.

Short-term rentals are limited here. Annual leases are the plan we lead with, and your community usually has its own rules. The panel shows what the city allows.

Miramar stretches across southwest Broward from the older neighborhoods near US-441 to the Everglades edge, and its housing changes as you go west. Historic Miramar, on the east side, is mostly modest single-family homes from the city's early decades. West of the Turnpike, the city grew into master-planned communities such as Silver Lakes, Monarch Lakes, Sunset Lakes and Riviera Isles, with newer homes, townhomes and lakes, while Country Club Ranches keeps larger lots and a rural feel. The east side has more small multifamily and older homes that need steady maintenance; the west has newer construction with association rules attached.

The rental market is mostly long-term. Miramar sits between Miami and Fort Lauderdale with quick access to I-75 and the Turnpike, and its office parks draw corporate employers, so tenants are often families and professionals who want a newer home and a manageable commute. Annual leases are the norm, and well-kept homes in the western communities tend to lease to the same kind of household again and again. Association approval can add time before move-in, so we build it into the leasing schedule from the first showing.

Short-term rentals are allowed but regulated. The city asks owners to register with the Police Department's Code Compliance division before renting, and its fee schedule includes a separate business tax for vacation rentals. Add the state DBPR license and Broward tourist tax, and most western communities also have HOA rules on leasing. With all of that, most owners here are better off with an annual lease.

Miramar is also a market where owners buy, sell and trade up within the same few communities. If you are buying in Miramar, from Silver Lakes to Country Club Ranches, Brandon Schneider can act as your licensed broker on a home or small multifamily property, working out the rental numbers before you offer; after closing, we lease it and log every payment and repair in the owner app.

Renting in Miramar, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Do you manage long-term rentals in Miramar too?

Yes. Annual and seasonal leases, with the same team and the same app.

Can you help me buy or sell in Miramar?

Yes. Brandon Schneider is a licensed broker: he can list and sell your property, or find your next one, and we can manage it after closing.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Can I rent my Miramar condo short-term?

The city requires owners who want to use a residence as a short-term rental to register first, through the Police Department's Code Compliance division, along with any other licensing agencies. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in Miramar?

City short-term rental registration ($75, Police Department Code Compliance), a city business tax receipt for vacation rentals ($340.20 per unit in the FY2026 fee schedule), a Broward County business tax receipt, DBPR license, and Florida and Broward tourist tax accounts. Guests pay 13% in taxes on stays of 6 months or less (6% state + 1% county surtax + 6% Broward tourist development). We handle the filings as part of the service.

What is the minimum stay in Miramar?

No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or Miramar change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Who handles short-term rental registration in Miramar?

The Police Department's Code Compliance division runs the city's short-term rental registration, separate from the business tax receipt issued by the city's finance department. We file both and keep them current.
