Property management in West Palm Beach

Condo, home and small multifamily management in West Palm Beach, from downtown towers to the historic neighborhoods off Dixie Highway. Short-term and long-term.

About the area

The county seat, with a downtown that keeps growing.

West Palm Beach is the largest city on this stretch of coast and the seat of Palm Beach County. It runs along the Intracoastal across from the Town of Palm Beach, with a downtown of newer condo and rental towers, and historic neighborhoods like El Cid, Flamingo Park, Northwood and Grandview Heights, where 1920s homes sit on tree-lined streets.

The rental market reflects that range. Downtown condos draw professionals who work in the office towers and seasonal residents who want the waterfront and the restaurants. Historic houses and duplexes rent to families and long-term tenants, while larger waterfront homes south of downtown attract owners who split the year. Demand is year-round, with the strongest stretch in winter. Small multifamily buildings and duplexes are common west of Dixie Highway and in the older neighborhoods, which suits owners who want several long-term units under one roof.

We found no city vacation rental ordinance, but the city does list a short-term vacation rental category in its business tax schedule, so a short-stay unit needs a city business tax receipt in that category. Palm Beach County adds a short-term rental business tax receipt for each unit and monthly tourist tax filings, and the state requires a DBPR license. Condo associations decide first: many downtown buildings set minimum lease terms or ban short stays outright, so we read the documents before recommending a plan. Single-family homes outside an association have more room, but the same licenses and tax filings apply.

Whether the right answer is a furnished seasonal rental, an annual lease or a short-stay unit in a building that allows it, we handle licensing, tax filings, screening and upkeep, and every unit reports in the same owner app. Brandon is also a licensed broker, so owners weighing a downtown condo against a house in a historic neighborhood can get help comparing what each will rent for before they buy.

Case studyFrom sitting empty to about $300,000 a year

A single-family home listed at $10,000 a month unfurnished sat empty. After a light refresh (paint, furniture, outdoor amenities) and short-term management, it now brings in about $300,000 a year, versus about $120,000 a year as a long-term unfurnished rental.

Renting in West Palm Beach, answered.

Short answers here. Anything longer belongs in a guide, linked below.

Can I rent my West Palm Beach condo short-term?

We found no city vacation rental ordinance. The city's business tax schedule includes a short-term vacation rental category, rated by type of unit. Your building's documents can be stricter than the city, so we confirm both before listing.

What licenses do I need for a short-term rental in West Palm Beach?

City business tax receipt (short-term vacation rental category), Palm Beach County short-term rental business tax receipt for each unit, DBPR license, and Florida sales tax and Palm Beach County tourist tax accounts. Guests pay 12.5% in taxes on stays of 6 months or less (6% state + 0.5% Palm Beach County school surtax + 6% Palm Beach County tourist development). We handle the filings as part of the service.

What is the minimum stay in West Palm Beach?

No city minimum found. Many associations set their own minimum, often 30 days or more, so the building usually decides.

Can the state or West Palm Beach change these rules?

Yes, within limits. Under Florida law (FS 509.032(7)), cities cannot ban vacation rentals or limit how long or how often they are rented, but rules adopted before June 1, 2011 still stand. A 2024 rewrite of the state law (SB 280) was vetoed. Every short-term rental in Florida also needs a DBPR transient public lodging license and state sales and tourist tax accounts.

Do you manage long-term rentals in West Palm Beach too?

Yes. Annual and seasonal leases, with the same team and the same app.

What does management cost?

It depends on the property. The only thing we say publicly: if you are paying over 15%, let's compare.

Do you manage homes in the historic districts?

Yes. Houses in neighborhoods like El Cid, Flamingo Park and Northwood often need more care than newer construction, and exterior work in a historic district can need city review. We plan repairs and leases with that in mind.
